Property and Asset Verification Services in India
Property disputes in India are rarely about law. They are about the gap between what the records say, what is physically on the ground, and what the parties have told each other.
Three gaps that cause most property losses
First, the record-versus-ground gap: title that appears clean while someone else is in physical possession, or a plot whose boundaries on the ground do not match the plan. Second, the double-transaction gap: an agreement to sell already executed with another party, with consideration part-received, which does not appear in a casual search. Third, the ownership-representation gap: a jointly or ancestrally held property described in negotiation as personally owned.
All three are visible before money moves, but only if someone checks the records and physically visits the property. Clients living abroad are disproportionately affected because neither of those happens by accident from another continent.

Method
How this service runs
Define the holdings
Which specific properties or interests, in which districts. Open-ended asset searches are expensive and frequently unproductive; named holdings are checkable.
Record search
Sub-registrar, revenue and municipal records as available in that jurisdiction, plus MCA filings for company interests.
Physical verification
A visit to the property: boundaries, structures, occupation, and enquiry with adjoining occupiers.
Cross-check
Comparing what the records say with what is on the ground and with what you were told. The discrepancies are the product.
Report
Findings per holding, with record references, photographs and a clear statement of what could not be verified.
What it costs and how long it takes
₹18,000 – ₹60,000 depending on the number of holdings, districts involved and the state of record digitisation there.
Your written quote is fixed after a free scoping call, and it will not change based on what we find. If the budget available does not match what the case genuinely requires, we will tell you that rather than running an underscoped enquiry that cannot answer your question.
Where we run this service
Run by our investigators in every city listed and managed from our Jaipur head office.

FAQs
Questions about asset verification
No, and the two are complementary. An advocate gives you a legal opinion on title from the documents. We establish the factual position: what the records actually show, who is physically in possession, whether the property matches its description, and whether anything is inconsistent with what you have been told. Serious buyers use both.
No, and nobody honestly can. There is no single national property register in India. We search named districts and jurisdictions where we have a reason to look, which is effective when you can point us somewhere. Any agency promising a complete nationwide asset picture is selling something that does not exist.
We can identify indicators — a registered owner with no apparent means, a property occupied and controlled by someone other than the owner, a transaction pattern inconsistent with the parties' circumstances, related-party links. We report them as indicators with the basis stated. A benami determination is a matter for the authorities and the courts, not for an investigator.
This is exactly the situation the service is built for, and NRI clients are a large part of our asset work. You receive record copies, dated photographs of the property, and a written report. Many clients add a video call from the site so they can see the plot and ask questions in real time.
As current as the relevant office maintains them, which varies considerably by state and district. We tell you the date of the record searched and flag where digitisation lags, rather than presenting a search as more current than it is.

Describe the situation in a few lines. You will get an honest answer about whether it can be verified, what it would involve and what it would cost — before any commitment.
